THE BRIEF

The client wanted to bring more light into the room as well as creating a dining area that could open up to into the garden. We  provided drawings for a ground floor kitchen extension with bi-fold doors opening onto the rear garden.

OUR SOLUTION

The first stage of the project was to negotiate the planning process. This type of extension would normally fall under permitted development (PD) but since the property had previously been extended, the PD rights had already been used. Whilst the planning process was being decided with the local authority the building regulation drawings were underway. Once planning had been granted, the builder instructed an independent Building Inspector and the excavations begun for the foundations. The build was going well until the main steelwork was being installed, when the existing chimney which needed some additional support. We quickly adjusted the steel design so the new beam could be ordered the following day. In addition to the drawings and steelwork calculations, we also undertook an additional drawing so the builder could complete the build-over agreement.
