A young local family wanted to significantly extend their home, creating space for the whole family to grow into while staying in the area they love.

The Design

The two-storey side extension and ground floor front extension completely reworked the layout of the home.

A new entrance hall creates a strong first impression, with Crittall-style glazing and multiple skylights bringing in natural light and creating a bright, open feel from the moment you enter. The layout includes a separate snug, providing a flexible space for the family, alongside a utility room to keep everyday functions out of sight.

To the rear, a large open-plan kitchen, dining and living space forms the centre of the home, opening directly onto the garden through wide bifold doors — designed for both everyday living and entertaining. Upstairs, the master bedroom includes a dressing room, ensuite and a Juliet balcony overlooking the surrounding trees.

Planning & Drawings

Planning drawings were prepared and developed in line with local planning requirements.

The proposed front elevation required careful design development, with initial material choices adjusted following feedback to reach a solution that satisfied both planning requirements and the client’s preferences.

Previous extensions on the same road helped support the application.

A full set of planning drawings and building regulations drawings was produced, along with structural information to support the construction stage.

Outcome

The completed design delivers a spacious and well-balanced family home, with improved layout, increased floor area and a strong connection between internal and external spaces.

The open-plan ground floor provides a central hub for family life, while the additional rooms offer flexibility as the family grows.
