Guildford – Rear Extension & Loft Conversion

Overview: A young family wanted to transform their home into a functional, light-filled space — an open-plan hub for family life on the ground floor, and a luxurious master bedroom retreat in the loft.

The Design: The ground floor was opened up into a generous kitchen, living and dining space with a pantry, keeping the family connected while cooking and entertaining. In the loft, two side dormers and front and rear gable windows flood the new master bedroom and ensuite with natural light, creating a calm, private sanctuary away from the bustle below.

Planning: The applications were split strategically — a Permitted Development Lawful Certificate for the loft conversion, and a separate Householder Planning Application for the rear extension. We initially pursued greater loft volume under a Householder application, but reverted to the PD route after resistance from the planning officer on volume grounds. No neighbour objections, and no design or geometry concerns were raised on either application.

Outcome: The finished project gave the family exactly what they asked for — a sociable, open ground floor that flows out to the patio and garden, perfect for everyday family life and larger gatherings. New windows throughout, a landscaped garden, and the rear extension combine to deliver real kerb appeal. Upstairs, the loft master bedroom and ensuite became the peaceful retreat the parents had hoped for.
